Look it up before you talk to anyone

The scope of each channel, the full pricing formula, and how Roomrise defines its operating numbers. Enough to judge for yourself before you book a demo.

This table is the one place on the site that states each channel's scope. If a channel you need isn't here, ask about it in the demo.

How pricing works

One formula, you can add it up yourself

The table shows Full PMS (with AI and channel connections): a monthly base fee plus a fee per active unit. Core PMS is VND 20,000 per unit per month, no base fee.

Apartments / Homestays

VND 58,000 + VND 98,000 × unit

A base fee of VND 58,000 per month, plus VND 98,000 for each active unit in that month.

Hotels

VND 910,000 + VND 30,000 × room

A base fee of VND 910,000 per month, plus VND 30,000 for each active room in that month.

Operations glossary

The same word, the same denominator

Two systems giving two different numbers for the same month is usually not about the numerator, but the denominator. Here is how Roomrise calculates it.

OccupancyOCC
Nights sold divided by nights available in the period. The denominator is calculated day by day then added up, not the current room count multiplied by the number of days. A room paused mid-period doesn't skew the number.
ADRAverage daily rate
Room revenue divided by nights sold. Only nights with a guest count, so ADR isn't pulled down by empty rooms.
RevPARRevenue per available room
Room revenue divided by nights available. Different from ADR in the denominator: RevPAR carries the empty rooms too, so it speaks to the whole property's performance, not just the rate level.
AvailabilityRooms left to sell
How many rooms of a room type are still sellable for one specific night. This is the number pushed out to connected channels.
Close outStop sell
Block a room type from sale for a date range, even if rooms are still open. Used to hold rooms for something else or when a property is temporarily closed.
Direct bookingDirect
A booking that doesn't go through a middle channel: a guest calls, messages, or books on the property's own website. In Roomrise it sits in the same list as bookings from sales channels.

Documentation for the job

Terms and scope are written down so two people on the same shift read them the same way, not to be read alone and forgotten.

Not finding what you need

This page only has what can be looked up without asking anyone. Everything else needs a person to listen and answer. Your property has an unusual setup, a channel isn't in the table, or a workflow doesn't match the three property types above.

Roomrise doesn't have a help center or public API docs yet. The only path available today is the demo, and it comes with a real person, not a self-guided trial.

Clear answers before you start

The questions we hear most, including what Roomrise doesn't do yet.

How many channels does Roomrise connect to?
Roomrise connects directly to 7 OTAs (Booking.com, Expedia, Airbnb, Agoda, Trip.com, Google Hotels and Traveloka) and to your own direct booking page. 61 other sales channels worldwide connect through the same mechanism. Tell us where you sell and we'll set that channel up.
Do I pay more for using more channels?
No. Pricing doesn't depend on the number of channels. OTA connections come with Full PMS, and a unit or room sold on several channels still counts once, and the first connection to each OTA is included. You only pay VND 49,000 per extra connection per month when the same property connects to an OTA it already uses, such as a second Agoda account.
How is Core PMS different from Full PMS?
Core PMS covers operations: room calendar, bookings, check-in and check-out, housekeeping, guests, income and expenses, and reports, at VND 20,000 per unit or room per month. Full PMS adds two-way OTA connections, a direct booking website and the AI features. Paying 6 months ahead takes 20% off and 12 months takes 30% off, on both plans.
How do you price several properties?
Each property is priced with the same formula, and the totals are added up. Above 30 units, we prepare a custom quote.
Do prices include VAT, and do you issue invoices?
Prices exclude VAT. VAT invoices are issued in line with Vietnamese regulations. The invoice is issued by ANGIA RESIDENCE COMPANY LIMITED for the software subscription. To be clear: Roomrise does not issue e-invoices to your guests yet, and it does not replace accounting software.
Will AI change my prices on its own?
Not unless you turn it on. By default, AI makes a suggestion and you decide. You set the level of automation step by step.
Is the Roomrise workspace available in English?
Not yet. The workspace, your guest booking page and the emails guests receive are in Vietnamese today, and billing is in VND. The product screens on this website are shown in English so you can read them. Guest messages are the exception: AI Reply drafts answers in the language the guest writes in, with a Vietnamese translation for your team to check before sending.
